Flat prices in Poland;
It seems that flat prices, which are rising from year to year, are not going to stabilize. The current economic situation also does not indicate it and the demand and limited supply additionally raises their value. How is it currently in the largest cities in Poland?
Flat prices from developers;
The average price of an apartment in Warsaw is over 9,5 thousand PLN per square meter. Unfortunately in fact, it looks even worse – the average price is often corrupted by apartments in less attractive locations, where you have less or bad bus/train-connections. When looking for your dream place to live, we will have to prepare for a larger expense, because these are prices of over 10 thousand PLN per square meter. The situation is similar in other larger cities in Poland, although it looks more optimistic – in Kraków or Wrocław we will pay an average of 8.2 thousand PLN per square meter, and for more attractive apartments – from 9 thousand PLN upwards. The prices also depend on the stage of the investment, but the interest in new apartments is constantly growing and forecasts indicate that they will be even higher.
Private Market Prices;
People who planned to buy apartments on the private market do not have good news. On average they are usually about 10% more expensive than those in the developer state. For those who plan to buy on credit another problem appears in the form of the growing trend of cash purchases, which will always be more attractive for second-hand apartment sellers, because they do not have to wait for the bank’s decisions, which can sometimes take several weeks.
When is the best time to buy a property?
The best answer is always – flat prices are in fact strongly determined by the value of money. The current inflation and demand will certainly not stop the growth of prices quickly, and those who wait for the time when the mythical „bubble” breaks open, will still have to be patient.
